Is it hard to short sale with the bank if I have a first mortgage and a home equity loan?

It happens. It is the hardest short sale to do, especially if the HELOC is with another lender.

with excellent credit and 3% down on a $80,000 house give or take is $1900 enough to run it ive done the mortgage calculator and it says the estimate monthly mortgage would be around $400 how accurate are they?

Not accurate for real world. Mortgage calcualtors do not take into account taxes, insurance, and such. They anticipate a 20% down payment, a dream interest rate, and typically calculate on a 40 year mortgage, which no sane person wants.

In the real world, you should be paying about $750 a month guesstimate on a $80,000 mortgage, depending on all other factors.
